| DAVID IJI: Founder and Group Chief Executive Officer Carter Group |
Starting from the Ground Up
David Iji’s story is not one of inherited access or overnight success. It is the story of nearly two decades spent understanding property, building relationships, earning the confidence of clients and gradually progressing from brokerage into acquisitions, portfolio management, development and enterprise leadership.
Today, he serves as the Founder and Group Chief Executive Officer of Carter Group, providing strategic leadership across a growing real-estate and lifestyle platform. David began his real-estate career in 2008 as an estate agent, sourcing residential properties for rentals and sales.
His career began under modest circumstances. At one point, without a formal office, he operated from under a tree opposite the then McLewis Plaza on Blantyre Street in Wuse 2.
Raised in a moderate home by civil-servant parents, David had no established real-estate platform or extensive financial resources when he entered the industry. He relied instead on persistence, personal relationships and a growing understanding of the property market.
Those early years provided a practical education that could not have been acquired from the classroom alone.
Every property inspection, negotiation and client conversation helped him understand how the market worked. More importantly, the experience taught him that success in real estate depended not only on finding properties but also on earning and maintaining the trust of clients.
“Long-term value begins with relationships, judgement and the discipline to keep showing up.”
Moving Beyond Traditional Brokerage
As his experience developed, David began to look beyond conventional agency transactions.
In 2013, he established Diddyz Haven, marking an important transition from property brokerage into property acquisition and resale for clients.
Between 2012 and 2017, he also managed clients’ property portfolios. This gave him greater exposure to the responsibilities associated with property ownership, asset protection and long-term investment management.
The experience helped him understand that acquiring a property was only one part of the real-estate journey. Assets also needed to be evaluated, positioned, managed and protected over time.
Between 2013 and 2022, David facilitated real-estate transactions valued at approximately US$20 million.
The volume and variety of those transactions broadened his understanding of the industry and encouraged him to consider the wider possibilities of acquisitions, development and long-term asset creation.
Entering Property Development
David’s transition into development became more visible in 2016 when he initiated Bayou Court, an eight-unit terrace development in Gwarimpa.
He also originated the Bayou Court Estate name.
The project represented an important step in his professional development. It involved moving beyond sourcing existing properties to participating in the process of creating a real-estate product from its initial concept.
His professional experience also included acting as an agent to the Embassy of Zambia in Nigeria, where he sourced rental accommodation for expatriate personnel.
David later worked as a project collaborator with PORCELANOSA and collaborated with Trush Design on the interior-design project for De Campania.
These experiences exposed him to different aspects of property acquisition, client representation, project development and luxury real-estate delivery.
Building Carter
In 2022, David established Carter as the next stage in the evolution of his business.
The ambition was broader than creating another conventional property agency. He envisioned a connected real-estate and lifestyle group capable of serving different categories of clients, originating investment opportunities and developing distinctive properties.
The wider Carter vision is structured around three complementary platforms. Carter Realtors Group serves as the umbrella platform for the Group’s real-estate and lifestyle activities.
Carter Exclusive focuses on ultra-luxury private-client real estate and lifestyle services, including discreet representation, acquisitions, off-market opportunities, portfolio management and strategic advisory.
Carter Developments is focused on property development, investment opportunities and long-term asset creation. Although the three businesses have distinct functions, they form part of a connected ecosystem designed to identify opportunities, build relationships and transform selected opportunities into valuable physical assets.
From Opportunity to Asset
The structure of Carter Group reflects the natural progression of David’s career.
Brokerage created market knowledge. Acquisitions created access to opportunities. Portfolio management developed a longer-term understanding of ownership and asset performance. Property development created the opportunity to transform market insight into enduring physical assets.
Projects including De Campania in Katampe Extension and Fortress Residence in Ministers Hill, Maitama, demonstrate this movement from identifying opportunities to creating real-estate assets.
The objective is not simply to sell properties. It is to build a platform that can discover opportunities, support acquisitions, manage assets, provide strategic advice and reinvest in future developments.
This philosophy is reflected in the Group’s broader approach: Discover. Acquire. Develop. Manage. Advise. Reinvest.

Leadership Through Enterprise Building
David’s definition of progress extends beyond completed transactions and physical developments.
Throughout his entrepreneurial journey, he has employed and provided professional opportunities for more than 70 people.
For him, building a successful enterprise also means creating opportunities for others, developing professional capacity and establishing organisations capable of growing beyond the founder.
This approach has influenced the development of Carter Group as a business supported by people, relationships and shared ambition.
Education and Professional Recognition
David holds a Higher National Diploma and a Postgraduate Diploma in Corporate Law Management from Ahmadu Bello University, Zaria.
His academic background in corporate law management has supported his understanding of business structures, governance and organisational development.
He is also an Honorary Doctor of the Chartered Institute of Public Resources Management and Politics, Ghana.
The recognition was awarded in acknowledgement of his contributions to entrepreneurship, leadership and enterprise development.
A Vision for the Future
Today, David provides strategic leadership across Carter Group and its business interests.
His long-term ambition is to build Carter into a diversified real-estate and lifestyle group recognised for premium property, trusted private-client relationships, disciplined execution, investment opportunities and enduring asset creation.
The Group’s development strategy is centred on building credibility, strengthening relationships and creating a consistent pipeline of opportunities that can support future property development and investment.
David’s journey from a young estate agent in 2008 to the leadership of a growing group remains a work in progress.
However, the principles that have shaped his career remain unchanged: resilience, relationships, market understanding and a commitment to creating lasting value.
His story demonstrates how practical experience, persistence and a long-term perspective can transform a career in property brokerage into the foundation of a broader real-estate enterprise.
